The scope of work includes pre-construction, cost-estimations, and General Contracting/ Construction Management services. The selected firm will be expected to work in the design phase with both the owner and design team to help determine the most efficient, and cost-effective design of the sites. Also, the selected firm will be expected to contract with Design Build firms for Mechanical, Electrical, & Plumbing (MEP) work. They will be expected to solicit competitive bids from at least three firms for the trades referenced above. They will then have the selected sub for each trade participate in the larger discussion with the owner and architect design team to determine the most cost-effective approach for those trades. The MEP firms will operate under the GCCM contract that is awarded to the selected firm. Proposers must include a letter from their bonding company confirming that they have sufficient bonding capacity and are able to bond 100% of the proposed work. The letter should be dated no later than 30 days from bid date and addressed to be specific to this project's RFP. The hard cost budget for this development is estimated, however the final hard costs may be higher or lower than that estimate. FH expects a tentative construction schedule of 19 months. The development will consist of four (4) stories of Type VA wood frame construction over a Type 1 concrete podium, with a mixture of studios, 1- and 2- bedroom units with a total of 124 units on site. There will be community space and commercial business on the first floor. This scope of work comprises a total of approximately 100,000s.f. in five floors Bonds required. Prevailing wages.
