The work to be performed by the selected Developer may include, but is not limited to, the following: • The City will continue to own the land by way of a ground lease with the Developer • Developer will transport tiny homes to project site. • Developer will own the development and manage the Property for the duration of the ground lease. • Developer will provide a Property Management Plan. • Developer will obtain all necessary entitlements, including any rezone and final subdivision map. • Developer will complete environmental reviews, technical analysis, and other feasibility studies. • Developer will construct required on- and off-site improvements • Developer will comply with all applicable local, state, and federal environmental clearance requirements. • Developer will work in collaboration with the Planning and Development Department on all aspects of the development, including but not limited to, design, financing, construction, and underwriting. • Developer will work with community and neighborhood groups as part of the planning process. • Developer will secure adequate financing for the project. • Developer will construct a high-quality and aesthetically pleasing affordable cottage home village community.
