Pre-Approved Detached ADU Plans: The consultant is expected to develop one (1) complete set of building plans consisting of title sheet, plot plan, foundation plan, floor plan, framing cross section, design details, evaluations, truss plan, energy calculations, green code requirements, and engineering calculations for a 500 sq. ft. ADU. The consultant is expected to obtain approvals from the City’s Development Services Department (Building and Safety, Planning Division, & Fire Department) to ensure that the plans comply with all applicable codes and regulations. The final product is envisioned to create a variety of preapproved ADU plans that have different designs, but utilize the same set of building plans for their respective size which Rancho Mirage residents may use for new State defined ADU construction. Homeowners will still have to submit a site plan and grading plan (if applicable) specific to their lot for permitting. Final ADU plans should include: Ability for roof pitch to be increased or decreased on each of the plan sets to ensure compatibility with the primary dwelling unit; Foundation plans that are customizable for different soil conditions; and Building plans that are single story (height between 12-16 feet). An architectural feature to complement or enhance the existing primary dwelling unit such as a trellis patio, and a minimum of two roof lines. A courtyard can be encouraged if the site allows for it. Architecture Research: The consultant is expected to research common architectural styles in Rancho Mirage to assist with developing the ADU design types and features. The consultant will create an option of architectural design types consistent with existing and current housing development of Rancho Mirage. Design: The consultant shall develop a series of design types that will act as a tool for builders and homeowners to select an architectural design that is most compatible with their primary dwelling unit. The consultant is asked to create a minimum of (3) ADU design types (Contemporary, Modern, Spanish) that can speak for most residential architectural types in Rancho Mirage. The consultant is expected to develop a series of design features that can be added to certain properties to ensure compatibility with their unique architectural styles and neighborhood character. Elevations: The consultant shall develop elevations and for each design type and floor plan, with a minimum of four (4) elevations.
