Auditorium exterior is an existing single-wythe masonry wall. Small cracks in the mortar joints can create pathways for moisture to enter the building, especially under wind driven rain conditions, but even under our normal summer precipitation events. The cracks in the mortar have created visible openings in the existing coating system which must be addressed. The District does not have information on what the existing exterior coating is. The masonry walls on the auditorium exterior are not constructed with a standard running bond. The CMU’s are stacked, with wide joints panelizing the surface into rectangular sections. These wider joints would need to be treated slightly differently to allow water to shed off to the exterior, and not sit on a flat shelf. Prevailing wages.
