The Work of Project is defined by the Contract Documents and consists of the following: 1. Conversion of existing steam boiler plant to hot water via addition of a new heat exchanger. Includes replacement of all existing steam piping to new hot water piping and controls. 2. Replacement of all interior mechanical equipment, piping and controls, including but not limited to, floor and ceiling mounted unit ventilators, cabinet unit heaters, exhaust fans and finned tube heating elements. 3. Exterior concrete equipment pads for remote condensing units. 4. New and/or supplemental controls tied to the existing district Building Management System (BMS). 5. Replacement of existing electrical service including a new exterior pad mounted transformer with primary and secondary services. 6. Electrical distribution to all new mechanical equipment. 7. Ceiling and lighting additions and replacements in select areas. 8. Limited roofing for flashing-in new equipment supports and accessories. 9. Exterior masonry wall infill and/or removal for abandoned and new louver/grilles. 10. Reinforcement of existing structural framing for new mechanical equipment where indicated on the drawings. Project will be constructed under a single prime contract. Bidder shall be classified in the following trade: C032 - HVACR. Bonds required. Prevailing wages.
