The Owner intends to build a separate building on an existing and new parcel (located on the same property as the current school) to meet the growing needs of the Owner’s operations. The building is a two-story auxiliary and classroom building that will include private offices, conference rooms, office support spaces, gym space (two basketball courts), storage, classrooms and an unfinished space (reserved for future Owner expansion). The building will be built with a pre-fabricated metal building company chosen by the selected contractor. The site will require full site development to include parking, stormwater management, partial landscaping, site lighting, etc. Gateway Academy is seeking proposals based on a cost-plus contract model. Bidders are required to specify their desired fee structure in their proposal. Contractors are expected to obtain multiple competitive bids from subcontractors for each aspect of the project. This process should be documented and included in the proposal to demonstrate a commitment to cost efficiency and accountability. Additionally, the proposal must clearly define which costs will be subject to reimbursement, how they will be calculated, and any contingencies or exclusions that may apply. Gateway Academy values transparency, collaboration, and fiscal responsibility, and we expect all proposals to reflect these principles. Bonds required.
