The Town of Warrenton (“Town”) is accepting lump sum bids for the construction of a breakroom within the Town’s Water Treatment Plant, consistent with the plans provided herein. General Description: • Build breakroom with an ADA bathroom, kitchenette, and two (2) office spaces, consistent with concept drawing (see ATTACHMENT 1); • Review and evaluate the existing electrical system serving the room and assess needed improvements to comply with current VA state code. • Review & evaluate the existing water & sewer connections to the room and assess needed connections to provide hot & cold water to the proposed bathroom and kitchen sink. Install needed new plumbing; • Conduct a site review of the existing wastewater drainage system with Water Treatment Plant operators for the sanitary sewer connections. Replace any old, leaking sanitary lines with new pipe. • Finish demolition of room, to include the existing Chemical Room components and unneeded electrical and plumbing elements; • Replace existing sewer lines below the room (in basement of Water Treatment Plant facility); • Fill two (2) existing pits to applicable depth to allow for plumbing lines to be tied into existing facility; Place safety grate over the pit that provides access to new plumbing systems and a safety railing around the portion to remain open; • Remove and cap three inch (3”) water line from room; • Install wall framing, drywall finishing, and painting; • Penetrate two (2) new windows, as well as the installation, structural elements, & trim thereto; • Install new exterior & interior doors; • Provide all new electrical and lighting (flat panel LED recommended); Install overhead conduit from laboratory to breakroom (video wiring run); • Install kitchen, cabinetry, counters, sink, & outlets per VA state code; • Install drop ceiling, where applicable; • Assess heating and air (recommend mini split system); • Finish floors (material to be determined); • All work shall conform to the Town of Warrenton Public Facilities Manual (“PFM”) and the Virginia Work Area Protection Manual; • All work shall carry, at a minimum, a one (1) year warranty on individual products that will continue to be warranted for one (1) year after project completion. Contractor shall repair any deficiency within two (2) weeks from written notice by the Town at no cost to the Town; and • A one (1) year performance bond shall be provided to ensure an adequate warranty is maintained. Bonds required.
