1. . Demolition of an existing approximately 2,500 square foot, single-story ‘barracks’, and the construction of a new 4,726 square foot, single-story, fully sprinklered, construction type V-B, residential Group R-2 occupancy barracks located in approximately the same location. 2. The existing 2,500 square foot barracks has a limited amount (<60 SF) of asbestos containing materials (ACM). ACM is identified in the Limited Hazardous Building Material Survey CM B65 included under Section 009100. 3. The new barracks is constructed of concrete masonry exterior load bearing walls, wood truss roof structure, and wood framed interior partitions. The barracks includes 20 individual sleeping rooms, individual men’s and women’s toilet rooms and showers, and a small kitchen and living area. A combined mechanical/electrical room and a telecommunications room is provided and a fire riser room with direct access from the exterior. 4. Site improvements include the relocation of existing underground utilities including natural gas, telecommunications, and installation of a new underground private fire water main. Protected White Oaks will be removed as a result of the Work and will require replacement at a location designated by the Owner. Other trees will be cut down and the timber removed from the property. The total number of board feet of trees scheduled for removal is less than 5,000 board feet. Vluntary numerical Diverse Business goals of 10% MBE, 6% WBE, 5% Washington Small Business, and 5% Veterans have been established for this project. Achievement of the goals is encouraged Mandatory 15% apprentice labor hours. Bonds required. Prevailing wages.
